EICR Testing

EICR Certificates

Ensure your property is safe and compliant with our comprehensive electrical inspections for landlords, homeowners, and businesses.

What is an EICR?

An Electrical Installation Condition Report (EICR) is a formal document produced following an assessment of the electrical installation within a property. It was previously known as a Periodic Inspection Report (PIR).

The main purpose of an EICR is to report on the safety condition of an existing installation. It identifies damage, deterioration, defects, and conditions that may give rise to danger, as well as observations for which improvement is recommended.

The report will describe the overall condition as either 'Satisfactory', meaning no immediate remedial work is required, or 'Unsatisfactory', meaning remedial work is needed to make the installation safe.

Why is an EICR Required?

  • Landlords & Rental Properties

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords are legally required to have an EICR conducted at least every 5 years or at the start of a new tenancy.

  • Homeowners & Buyers

Recommended every 10 years for owner-occupied homes. It is also often requested by solicitors and surveyors during the buying or selling process to ensure the property's electrics are safe.

  • Commercial Businesses

Required to comply with the Health and Safety at Work Act. Typically recommended every 5 years.

What Happens During the Inspection?

Our qualified engineer will carry out a thorough inspection of your electrical systems. This includes:

Visual Inspection

Checking for damaged cables, broken sockets, scorch marks, and general wear and tear.

Dead Testing

Testing continuity, insulation resistance, and polarity to ensure circuits are correctly wired and safe.

Live Testing

Checking the system matches requirements and ensuring safety devices (RCDs) trip fast enough in a fault.

Earthing & Bonding

Verifying that there is adequate earthing and bonding to gas and water pipes.

Understanding Formatting Codes

If issues are found, they are categorized by severity:

  • Code C1: Danger present. Risk of injury. Immediate remedial action required.
  • Code C2: Potentially dangerous. Urgent remedial action required.
  • Code C3: Improvement recommended.
  • Code FI: Further investigation required without delay.

Frequently Asked Questions

For rented properties, an EICR is valid for up to 5 years. For homeowners, it is recommended every 10 years. If the installation is in poor condition, the inspector may recommend a re-test sooner.
If your electrical installation is Unsatisfactory, the report will detail the defects (coded C1, C2, or FI). We will provide a free, no-obligation quote for the remedial works needed to fix the issues and issue a satisfying certificate.
