An Electrical Installation Condition Report (EICR) is a formal document produced following an assessment of the electrical installation within a property. It was previously known as a Periodic Inspection Report (PIR).
The main purpose of an EICR is to report on the safety condition of an existing installation. It identifies damage, deterioration, defects, and conditions that may give rise to danger, as well as observations for which improvement is recommended.
The report will describe the overall condition as either 'Satisfactory', meaning no immediate remedial work is required, or 'Unsatisfactory', meaning remedial work is needed to make the installation safe.
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords are legally required to have an EICR conducted at least every 5 years or at the start of a new tenancy.
