Commercial EPC Certificate

Energy Performance Certificates for commercial and business premises. Required for sale, letting, or new construction. Starting from £149.

What is a Commercial EPC?

A Commercial Energy Performance Certificate (EPC) — also known as a Non-Domestic EPC — measures the energy efficiency of a commercial building and assigns it a rating from A (most efficient) to G (least efficient). It is a legal requirement when selling, leasing, or constructing a non-domestic building in England, Wales, and Scotland.

Unlike residential EPCs, commercial EPCs are produced by qualified Non-Domestic Energy Assessors (NDEA) and take into account the building's fabric, HVAC systems, lighting, and other energy-consuming equipment. Pricing depends on the size and complexity of the premises.

When is a Commercial EPC Required?

Selling or transferring ownership of a commercial property.
Renting or leasing a commercial building or unit.
New builds — required before the property can be marketed.
MEES compliance — minimum EPC rating of E required to let.

What's Included in the Report?

Energy Efficiency Rating (A–G)

An overall rating showing the energy performance of the premises.

Recommendations Report

Cost-effective measures to improve energy performance and rating.

10-Year Validity

Commercial EPCs are valid for 10 years and lodged on the national register.

MEES Regulations

Under the Minimum Energy Efficiency Standards (MEES), it is unlawful to let most commercial properties with an EPC rating below E. Landlords face fines of up to £150,000 for non-compliance. The government is consulting on tightening this requirement to a B rating by 2030.
