A Commercial Energy Performance Certificate (EPC) — also known as a Non-Domestic EPC — measures the energy efficiency of a commercial building and assigns it a rating from A (most efficient) to G (least efficient). It is a legal requirement when selling, leasing, or constructing a non-domestic building in England, Wales, and Scotland.
Unlike residential EPCs, commercial EPCs are produced by qualified Non-Domestic Energy Assessors (NDEA) and take into account the building's fabric, HVAC systems, lighting, and other energy-consuming equipment. Pricing depends on the size and complexity of the premises.

Under the Minimum Energy Efficiency Standards (MEES), it is unlawful to let most commercial properties with an EPC rating below E. Landlords face fines of up to £150,000 for non-compliance. The government is consulting on tightening this requirement to a B rating by 2030.
